This market is unique. It ranges from "Coney Island" cottages (just a 2-minute shuttle from the downtown Kenora harbour) to remote islands in Storm Bay where you can’t see a single neighbour. It appeals to those who want to disconnect from the world and are comfortable with the logistics of boating.
Coney Island The "starter" version of island life. Located directly across from Kenora’s Harbourfront, it’s famous for the "Coney Island Music Festival" and its public beach. Unique to Coney is the winter footbridge, allowing residents to walk across the ice to town, making it semi-accessible year-round.
The "Big Water" (Storm Bay, Clearwater Bay) This is for the serious boater. Properties here often feature massive granite frontages and deep water. Residents in these areas usually launch from large marinas like Pye’s Landing or Smith Camps.
Shoal Lake A pristine, secluded body of water connected to the LOTW system but restricted (due to being the water source for Winnipeg). It offers some of the clearest water and quietest fishing in the region, with very limited boat traffic.
Private Islands: Owning your own kingdom. These listings usually include the entire island (or substantial acreage), offering 360-degree views.
Mainland Water-Access: Properties that are technically on the mainland but have no road leading to them. These often offer more acreage for a lower price point than road-accessible equivalents.
Vacant Crown Land: This is one of the few places left where you can buy a raw island and build off-grid from scratch.
Logistics: You live by the boat. You need a reliable marina slip and a boat capable of handling the weather.
Services: Many island properties are "off-grid" (solar/propane) or have lake-bottom hydro cables. Septic fields are often replaced by composting systems or greywater pits on rocky islands.
Winter Access: When the lake freezes, many islanders use snowmobiles or ice roads to access their cottages, though spring thaw and winter freeze-up limit access for several weeks a year.
Value and Privacy. You generally get twice the waterfront footage for half the price of a road-accessible home. If you are willing to haul your groceries in a boat, you are rewarded with a level of peace and quiet that simply doesn't exist on the mainland.
